Inventory Make
 
The inventory clerk will compile a detailed description of every single item in the property, including fixtures and fittings in all rooms. The condition of everything will be recorded.  At least one photograph is taken of each room and also of any notable items or areas of existing damage. All instruction manuals in the property will be listed.  Meter readings will be taken and all keys handed over will be listed and photographed.  A declaration sheet is drawn up with a summary of the condition and cleanliness of the property and this is then signed by all parties present including the inventory clerk.

Check out reports form the basis of the majority of landlord claims. A claim is likely to be viewed more favourably if it has been compiled by an independent inventory clerk, who remains unbiased - particularly when going into arbitration under the new Tenant Deposit Scheme, or in a court of law.

Check In
 
At the Check In, the inventory clerk will check through the existing Inventory report.  Amendments and additions will be made where necessary and the condition of all items will be recorded. Photographs are taken, instruction manuals listed, meter readings taken, keys listed and photographed as detailed above. A declaration sheet is drawn up with a summary of the condition and cleanliness of the property and this is then signed by all parties present including the inventory clerk

Interim Report
 
An Interim report is a great security measure when letting a property.  We will conduct a review of the property part way through the tenancy (at a time of your choice) once again a minimum of one photograph is taken.  The appointment appraises the condition of the property relative to the length of the tenancy and the expected condition at that point in time. This allows you to keep in touch and remain well informed during the tenancy, which we find always makes end of tenancies much smoother for all concerned.  In some cases, such as when damage is noted it allows you to make a speedy and informed decision.
 
Check Out
 
At the Check Out, the inventory clerk will check through the Inventory and Check In reports, recording any new marks, damage, missing items and the cleanliness of the property.  Photographs will be taken of each room and of all significant marks and damage and will be included in the report.  Meter readings will be taken and all keys taken from the tenant are listed.
